Cimarron Trustee Services (CTS) is a division of Cimarron Service Corp of Nevada, a Nevada Corporation. We incorporated in 1996 after our corporation split form the parent company, Cimarron Service Corporation, a California Corporation which was incorporated in 1982.
Local Banks, Mortgage Lenders, Credit Unions, Federal Lenders, City and County Municipalities as well as Individual Lenders Homeowner Associations recognize the beneficial use of our services.
CTS is please to offer more specialized services regarding creative financing instruments such as Land Contracts and All Inclusive Deeds of Trust to name a few.
We also offer a specialized service which facilitates the collection of delinquent homeowners assessment dues. Our method of collection, pursuant to section 1367 of the California Civil Code, is utilized by many associations through the state.
Our state of the art computer system allows direct contact with major Title Insurance Companies and our clients. Coupled with a highly trained and experienced foreclosure staff, we offer one of the most complete trustee services in the industry. We pride ourselves in timely recordation of documents, accurate processing and speedy disbursements of funds. We will happily provide a client list which includes Government Contracts, Banks, Savings & Loans, Credit Unions and Individual Lenders, upon request.
We maintain Errors and Omissions coverage through Zurich Insurance Company in excess of $1,000,000.00. CTS retains an in-house Attorney to assist with any and all legal matters.
CTS is an active member of United Trustee Institute (UTI), Community Association Institute (CAI) and Mortgage Lender Services (MLS), to name a few. Our endeavor to remain at the top of the education chart is indicated by involvement with the various trade organizations in our industry. Trustee procedures are regulated by California Civil Code, Department of Corporations and the Department of Real Estate.
